Management Surveys (Duty to Manage)

Legal requirement under Regulation 4 CAR 2012 for all non-domestic buildings. We inspect accessible areas (lofts, service ducts, behind panels), sample suspected asbestos materials, send to UKAS lab for identification. Report lists location, type (chrysotile/amosite/crocidolite), condition, risk score. Takes 3-4 hours on-site, report in 5-7 days. Cost: £250-600 depending on property size. Valid indefinitely but requires annual review.

Refurbishment & Demolition Surveys

Required before ANY building work (Regulation 5 CAR 2012). Fully intrusive—we lift floors, remove ceiling tiles, break through walls to find ALL asbestos. More destructive than management survey. Essential before refurbs, extensions, demolitions. Asbestos in unexpected places: artex, floor tiles, pipe lagging, cement sheets, textured coatings. Cost: £400-1200. Report identifies every ACM (asbestos-containing material) for removal before work starts.

Licensed Asbestos Removal (HSE License)

Only HSE-licensed contractors can remove asbestos insulation, coatings, or insulating board (AIB). We hold license for work with >10m² or >1 hour exposure. Full enclosure with negative pressure units, H-Class HEPA filtration, full PPE (respirators, suits). Notify HSE 14 days before work (or 28 days if unlicensed work totals >2 hours). Remove, double-bag in UN-approved packaging, dispose at licensed facility. Cost: £1500-5000 depending on material type and area.

Air Testing (Post-Removal Clearance)

Mandatory after licensed removal to prove site's safe (HSG248 guidance). Independent analyst measures airborne fiber levels using phase-contrast microscopy (PCM). Target: <0.01 fibers/ml. If fail, re-clean and re-test. Takes 4 hours (visual inspection + air sampling). Lab results in 24-48 hours. Cost: £200-400. Site cannot be reoccupied until clearance certificate issued. Some contractors skip this—illegal and dangerous.

Asbestos Type Identification

Three main types in UK buildings: Chrysotile (white, 95% of ACMs, in cement sheets, floor tiles, textured coatings), Amosite (brown, in pipe insulation, AIB, sprayed coatings), Crocidolite (blue, rarest, most dangerous, in sprayed coatings, cement). Lab uses polarized light microscopy (PLM) or XRD to confirm type. Matters because removal method differs. Bulk sample analysis: £20-40 per sample. Results in 24-48 hours. Always test before disturbing—can't identify by eye.

Licensed Waste Disposal

Asbestos is hazardous waste under Environmental Protection Act 1990. Must go to licensed landfill sites with Environment Agency permits. We provide consignment notes (legal record of waste movement). Double-bagged in UN-approved packaging, labeled with asbestos warning. Cost: £150-300 per tonne. Some cowboys dump illegally—leaves you liable for prosecution and cleanup (£5000+ fines). Always get consignment note copies. Non-licensed waste (cement sheets, floor tiles) still requires specialist disposal.
